The 2017 Grenfell Tower tragedy claimed 72 lives. The final report, published in September 2024, identified critical failures in fire safety planning, risk assessment, resident protection, and regulatory enforcement. It confirmed what many in the industry feared: decades of systemic neglect, poor communication, and unqualified decision-making led to one of the UK's worst housing disasters.

What This Means For You

Whether you’re a housing provider, property manager, or landlord, the report's recommendations make clear that the legal and moral duty to protect lives has never been greater.

There is a renewed push toward:

  • Regulated, accredited fire risk assessors

  • Mandatory fire strategies for higher-risk buildings

  • Clear accountability in refurbishment and construction project

  • Better protection for vulnerable tenants through Personal Emergency Evacuation Plans (PEEPs).

A key recommendation in the above is the requirement for organisations who carry out Fire Risk Assessments to be accredited, bringing FSRAs into line with other very high risk areas such as Asbestos Risk Management. The Scottish Government and the Scottish Fire and Rescue Service (SFRS) recommend that organisations use third-party accredited fire risk assessors or registered professionals.

BAFE SP205 is the UK's recognised third-party certification scheme for organisations that undertake safety fire risk assessments. Choosing a company accredited to the BAFE SP205 Life Safety Fire Risk Assessment Scheme provides assurance that your fire risk assessment has been carried out by a competent, independently audited organisation.

Certification demonstrates that an organisation has:

  • Competent assessors

  • Robust quality management systems

  • Effective technical review processes

  • Independent third-party auditing

  • Ongoing monitoring of standards and performance

Benefits:

Using a BAFE SP205 accredited provider shows regulators, insurers and stakeholders that you have taken reasonable steps to appoint a competent fire risk assessor.

ACS are delighted to announce that the Fire Division has achieved accreditation to BAFE SP205. The Division is working to recognised standards and providing assessments. ACS offer independent verification, consistent quality, reduced risk & assurance for duty holders.
